Hillsdale NJ Real Estate Sales Report

Hillsdale NJ Sales Report for 2008 shows, 73 residential units vs 68 in 2007. Total sales of $39,515,900 in 2008 vs 39,313,698. This is the 1st up year in four. These are all Brokers sales, reported to NJMLS in Bergen County New Jersey.

Average Median price has declined 13.51 from high year in 2006. Hillsdale has fared well, compared to most areas of the country. See the chart below for median price changes. A complete Hillsdale report with data statistic and multiple charts are available.

Someone please exailpn to me why renting a house for say, 10-15 years in a nice community is any less “stable” than owning one.Rental houses can get run-down. If they're not owner occupied, there isn't the same level of care with the lawn, the shrubs, etc. My parents' house has turned into an eyesore in the 4 years since we sold it.It's had 3 tenants, but it's not the tenants. A lot of the trees were cut down leaving tree stumps and the shrubs on two sides were torn out, in anticipation of going to demolition, which still hasn't happened. The builder takes good care of mowing the lawn, but it's getting weedy without the usual lawn treatments. There are a couple of houses in the area that were purchased for demolition, or as flips, before the music stopped. All are being rented, and have gotten progressively more run down over the last 3 years. More debris in the yard, windows that aren't being cleaned. That kind of thing.
