Bergen County Home Sales Under Contract Monthly at 4 Year High

Bergen County Homes under contract at the end of April hit 4 year high. The Graph below shows the market action. In our March 3rd report we showed a declining diagonal triangle along with the breakouts. "Stating the pace had to pick up now". Well it did and it looks like in May and June it could make more headway. This has changed the direction of this market. Prices are lower but in some markets they are looking better. Lets hope the Wall street heavy finger doesn't change the outlook.

Bergen County Real Estate Homes Sales Continue Stronger Volume

Bergen County real estate home sales continue to improve over last year. Inventory at March 31, 2009 for residential sale in Bergen County 4160 Homes. At the end of March 2010, it was 3724 active listings, about a 9.5 percent decrease. Under Contract for the same year over year 548 vs 392, about a 40 % increase in 2010, a three year high. Along with a clear change in psychology, this market is moving. If things are prices to sell they will get multiple bids. There are people now buying in the intermediate high end $1,000,000-$3,000,000. Although still challenged by the Jumbo mortgages requirements, sales are coming along. Short sales are still hard, however new legislative rules may unclog the market.

Bergen County New Jersey Real Estate Bottom At Hand?

Watching the market action for real estate in Bergen County has been very interesting. Inventory at late March 2009 for residential sale in Bergen County was about 4160 Homes. As of now, late March 2010 it is 3601 active listings, about a 13.7 percent decrease. Pending sales for the same year over year 480 vs 392, about a 22.5% increase in 2010. Along with a clear change in psychology, this market is moving. If things are prices to sell they will get multiple bids. The high end is still challenged by the Jumbo mortgages requirements but they are selling when they hit a range also. People on the fence my find themselves left out after bidding on many properties far under the market. Many people are seaching for the deal of a lifetime. I think most of them are gone. Except for poorly marketed bank Reo's the market is finding it feet.

Bergen County Homes Under Contract NJMLS Hold Volume Lows!

Bergen County Homes under contract at the end of February hold and diverge the low. It broke out of a diagonal triangle decline which ended in December of 2008 and put in a higher low in December 2009. With a higher sales volume peak of pending home sales in mid 2009 over 2008, there should be a strong move this spring. Somewhat hampered by the weather in January and February, the later spring should see good action. The Graph below shows the market action. Note the declining diagonal triangle along with the breakouts. The pace must pick up now.

Bergen County Real Estate Market

The real estate market in Bergen County in the second half 2009 has outpaced 2007 and 2008. However, there are many short sales still waiting to be sold. Pressure of foreclosure, eventurally put these homes on the front burner. I have seen new homes under construction in Upper Saddle River that can be bought for about 50 cents on the dollar. The latest market hot spot are Bergen County lots, if priced they get bid up. There is a certain attraction to people to build new homes. The existing market of new homes built but still unsold are out of sync with the buyers needs. Most new home buyers are looking to keep the size and scope of their home, to be smaller and less upgraded. The existing stock can be bought economically but are declining in price due to their over sizing. Each area has its own demographic group. The market is struggling to reconnect with them. As always the market will prevail.

There is a great demand for housing, far more then the numbers may show. Slowly the market is shifting to a new era of housing. Somewhat more akin to the 1990 that this past decade. I know many big homes which could be bought for not much more then homes 50% smaller.

There is a new market emerging, one day at the time.
